Foreclosed Properties
Foreclosed properties are relatively easy to purchase. They do require an extra dose of patience, because the banks are currently dealing with large volumes and they hire overworked title mills to do the title work. This can result in many delays. In general, foreclosed properties are in need of lots of work. So they aren't a good fit for a buyer who wants something in "move-in condition". And they are almost always offered in "as-is" condition. And the banks generally generate special addendums that are in their interests only. So it's important that a buyer have a real estate professional who has experience in foreclosures. For the patient buyer who doesn't mind purchasing a home that may require significant work to bring it back into condition, a foreclosed property can be a terrific deal.
